Other Roofing Issues Besides Leaks

When most people think of roof repair or damage, they probably think about repairing a leak, but there are more roofing issues to look out for than leaks on a flat commercial roof

Ponding water

Ponding water can be caused by many things including improper drainage, poor installation, and compressed insulation from foot traffic or heavy items. If pipes are clogged with debris, this could also cause ponding water. Over time, the standing water can cause the adhesives to become weak or structural damage.  

High Energy Cost 

If your roof is damaged, it could cause your energy bills to rise.  This could be due to poor or damaged insulation, energy-inefficient roofing materials, or damaged roofing membranes. Roofing membranes with a white top layer, such as single-ply or mod-bit, reflect UV rays and can help lower your utility costs.

Flashing Damage

Over time, flashing on your commercial roof can become damaged. This can be caused by membrane shrinkage, weather, or improper installation. This can cause water infiltration and ponding. 

Seam Damage

When single-ply is damaged by UV rays or shrinkage, it can cause the adhesive to become weak and lift. If the installation isn’t too damaged by water infiltration, the roof can be restored by fixing the seams or adding a coating.

Structural Movement 

Also known as thermal movement, happens when the temperature goes up and down. It is natural for the building and roof to move but if it is too extreme, it can cause damage to the seams, flashing, and other roofing elements.  

Debris and Vegetation Growth 

Debris such as limbs, dirt, trash, or leaves can build up on your roof. This can clog your drains and gutters. It can also cause tears in the roofing membrane. If debris is left on your roof, it can bring seeds that can eventually sprout. If left to grow, the roots can tear apart seams and damage the adhesions used.
