Reasons Your Flat Commercial Roof is Leaking

If your commercial flat roof is leaking, you’ve probably seen the signs: water stains on the ceiling or walls, mold growth, an odor, and potentially rising electric bills. There can be many signs that your roof is leaking, but to address the issue, the cause of the leak needs to be determined. Here are some common causes for leaks in a commercial roof.

Damage

Damage can be caused by many factors when it comes to a flat roof. Weather is one of the most common causes of roofing damage. Heavy rain and strong winds, which are characteristics of the hurricanes we experience in Houston, can cause many issues such as leaks.

Another situation that can cause leaks in a commercial roof is improper maintenance and not having debris removed. If the debris is heavy enough, it can puncture and tear the roofing membrane.

The age of the roof can also contribute to damage. Over time, roofing materials will wear out and break down, regardless of maintenance and cleaning.

We recommend having your roof inspected and serviced at least twice a year and after any heavy rainstorms. This will help prevent damage or stop it from getting worse.

Poor Drainage

If proper drainage was not installed when your roof was constructed or if the gutters and downspouts have become clogged with debris, it can cause water to pool on your flat roof. If the water sits too long and builds up after a few rainstorms, the pressure can cause water to push through any seams and seals in your roof. The sitting water can also cause vegetation to grow on the roof, which speeds up deterioration. It is important to have gutters, drains, and downspouts cleaned when you have your roof inspections.

Seals Around HVAC Units

HVAC systems, lights, vents, drains, and other roofing protrusions are commonly a source of leaks in a commercial roof. If these are incorrectly sealed, water can infiltrate where they meet the roofing membrane.

Damaged Flashing

Flashing is a metal strip that goes along the exterior edges of the roofing membrane. It protects your roof from water infiltration and wind lift. Over time, the flashing can expand and contract with temperature changes, allowing leaks to happen around the perimeter of the roof. This is part of an aging roof and should be checked and repaired during roof inspections.

These are some common causes for a leaking roof but will need to be diagnosed and repaired by a roofing professional.
