What to Expect During a Roof Recovery

What to Expect During a Roof Recovery

When your commercial roof starts to show signs of wear and tear, you may think that a complete tear-off and full replacement is the only option. Depending on the state of your roof, that might not be the case. A roof recovery is an alternative to a full roof replacement. It is installed over your existing flat roof. A recovery install is typically less costly and faster than a full replacement.

When is a Roof Recovery an Option?

Although this is a great, cost-effective solution for many buildings, it might not always be a viable option. If your roof has structural, decking, or insulation damage, it will most likely need to be fully replaced. This is because those damages are deeper than surface level and will continue to cause issues if not repaired. Our team will conduct a moisture survey to determine if there is any trapped water or damaged insulation.

If you have already had a recovery in the past, you will have to fully replace the roof. In compliance with building codes, buildings can not have more than two roofing systems due to weight concerns.

The Roof Recovery Process

Roof Recovery Assessment and Planning – Once our team has assessed your roof and determined your building is a good fit for a roof recovery, we will go over your options for roofing systems. For a roof recovery, mod bit or single-ply are often used. We will also review applicable building codes and ensure your building is in compliance and has all the proper permits.

Installation – Our team will install the new chosen roofing system.

Check out the benefits of single-ply roofing here and the benefits of modified bitumen roofing here for more information on each.

Final Check – Once the roof recovery is complete, we will conduct a quality control check to ensure the new system is installed properly, watertight, and meets all codes.

Benefits of a Roof Recovery

  • Cost-Effective – Roof Recoveries are less labor-intensive, therefore reducing the time and costs.
  • Extends Your Roof’s Lifespan – Single-ply and mod-bit both last 15+ years.
  • Eliminates the Need for a Tear-Off – This lowers your cost and has a positive impact on the environment.
  • Increases Energy Efficiency – The roofing systems used in this process have a white outer layer. This reflects UV rays and reduces how much heat your building absorbs.
