Tips to Prepare Your Commercial Roof for Winter

Winter in Houston is generally mild but the subtropical climate brings its own unique set of challenges. Houston’s winter consists of drastic temperature changes, occasional freezes, humidity, and occasional rainstorms, which can all take a toll on your commercial roof without the proper precautions.

Houston-Specific Issues in the Winter

Humidity – Houston doesn’t see a lot of snow but we do see a lot of humidity, even in the winter months. High levels of humidity can trap moisture in the roofing materials and contribute to moisture retention. This can cause your roofing materials to break down faster, weaken adhesives and seams, and cause your roof to bubble.

Temperature Fluctuations and Occasional Freezes – Anyone who has spent a winter in Houston knows that the temperature fluctuates wildly and can quickly shift from the high 70s to freezing temperatures. Temperature changes like this can cause your roofing materials to contract and expand. This can lead to cracks, seam separations, and warping.

Rain and Storms – Houston is a subtropical climate, getting an average of almost 50 inches of rain annually. Although hurricane season is typically associated with heavy wind and rainfall, thunderstorms can and do happen in the winter months. Heavy rainfall can cause pooling on a flat roof and leaks if seams fail.

How to Prepare Your Commercial Roof for Winter

Get a Professional Opinion – It’s important to have a professional check your roof for damage. Our team can perform an observation and check for leaks, damaged seams, pooling water, blisters, damaged insulation, tears, punctures, flashing damage, and more. It is important to have your roof checked frequently. We recommend doing so twice a year. It’s a good idea to get a roof observation to prepare for the winter months.

Have Your Roof Cleaned – Debris and vegetation can damage the roofing membrane. Debris like damaged, loose roofing materials, branches, and dirt can tear and puncture the roof. Vegetation that is allowed to root can grow into the seams, causing leaks.  Making sure your roof is clean and free of debris before winter is crucial to help prevent damage from rain and ice.

Make Repairs – If your roof is already damaged when winter hits, freezing temperatures and heavy rain cause expansion and will exacerbate the issue. After our team checks your roof, we will make recommendations and the appropriate repairs can be made.
