Roof Maintenance: Modified Bitumen Roofing

Modified Bitumen Roofing (Mod-Bit) is a durable, weather-resistant roof that is usually installed on low slope, commercial roofs. This roofing system is created with layers of asphalt that have been combined with polymerized rubber or plastic and reinforced with fiberglass and/or polyester. There are multiple ways to install mob-bit including, self-adhering, heat welding, and cold-adhering. Mod-bit is flexible and is a low-maintenance commercial roofing option. While mod-bit is a low-maintenance option, like all commercial roofs, it does require inspections, cleanings, and repairs when it becomes damaged. 

Observations – We recommend having your modified bitumen roofing observed at least twice a year and after any major event. During an observation, our team checks your roof’s insulation, membrane integrity, and drainage issues. We also check the surface of the roof to check for tears, loosening seams, and pooling. The flashing around your roof’s edge and penetrations should also be looked at at this time. 

Cleaning – Debris, such as branches, trash, and leaves, can cause your roof to tear and leak. It is important to have this removed and not let it accumulate. A roofing cleaning solution can also be used with a soft-bristle brush to clean the surface. This will help reduce the mildew or plant growth on your modified bitumen roofing.

Mod-Bit Low Slope Roof Damage Repair – After your roof has been observed, if there is damage it will need to be repaired to prevent further damage. If the roof is leaking, the insulation will need to be checked to see if it is wet and to what extent. The insulation may need to be replaced before repairs can be made. The drainage may need to be repaired or the gutters may need cleaning if there is water pooling on the roof. Seams can often be re-adhered if the damage isn’t too excessive.
