Flashing is an important part of your commercial roof. Commercial roof flashing repairs protect the most susceptible areas to water infiltration and prevent or stop your roof from leaking.

What is Roof Flashing?

There are different types of flashing, and what is used depends on where the flashing is located on the roof. Flashing is often made out of lead, aluminum, or copper, but can be constructed of other materials like rubber, PVC, or TPO. Flashing is installed around your roof’s edges and where roof penetrations, such as HVAC systems, drains, and skylights, meet the roof’s surface. Flashing created a barrier to help prevent leaks.

Over time, flashing can become damaged for a number of reasons and requires routine maintenance like the rest of your commercial roof. As roofs age, the membranes can shrink, warp, and tear. All of this can affect the flashing. Extreme weather conditions can also damage the flashing. It is always a good idea to have your roof inspected after any extreme weather event. Flashing is built to last so this is more rare if the flashing was installed correctly. 

Another issue that can cause flashing to fail is human error. If the flashing was installed poorly or if someone doing repairs accidentally damaged the flashing, it can cause your roof to have leaks. 

Roof Flashing Repairs 

The best way to prevent the damage listed above is with routine inspections and maintenance. We recommend having your roof inspections at least once a year. The flashing should also be inspected at that time. If the flashing is damaged but the damage underneath the flashing isn’t too bad, the flashing can be repaired or replaced. If there is a major leak, the insulation or roofing will need to be replaced.
