What is a Recover?

As a building owner or property manager, you want the most out of your roof. One way to extend the life of your current roof is by having a recover installed.  Reroofing a commercial roof means that you have another roofing system installed over your current roof.  

Benefits:

Extends the life of your current roof: The materials used in roof recoveries can last up to 20 years in some cases. With proper maintenance that’s extra time you’re adding to your existing roof.

Less invasive and less expensive than a reroof: When installing a completely new roof, it takes more time and can expose your building to the elements. When you install a recover, there is minimal interference with the occupants’ day-to-day. 

Decreased energy costs: Both single-ply and mod-bit have a white, reflective top layer that helps lower the utility costs by reflecting UV rays. This also helps protect your current roof by making sure it is not damaged by the sun. 

Extra layer of protection for your roof: Since the recover roof is installed right over the current roof, your building has extra protection when it comes to leaks and wind damage.

Types of Roofing for Recovers: 

Single-Ply is a type of roofing membrane made of thermoplastics and synthetic rubber. It is one of the most popular options for roof recovers. This system is lightweight and resistant to chemicals, acids, oil, and fungus growth.

Modified Bitumen, also known as mod-bit, is another popular option for recovers. It is made of asphalt sheets that are reinforced with polyester or fiberglass. It can be hot or cold applied. It is fire resistant and very durable. 

When is a Roof Recover Not an Option? 

There are some instances when a recover isn’t the best option for your commercial building. If your current roof is too damaged or not structurally sound, it would not be a good financial or safe decision to install a recover. Building codes only allow two roofing systems to make sure the building can support the weight, so if you already have a recover on your roof, another will not be able to be installed.
